What is the buyer fee when purchasing through Auctions by Ten-X?

When you win an auction on Auctions by Ten-X, a buyer transaction fee is added to your winning bid to establish the total purchase price. The fee is set property by property, so it can differ from one listing to the next. For auctions held in December 2026 and later, the fee is either 3% or 5% of the winning bid, subject to a $20,000 minimum.

Where do I find the fee for a specific property?
The buyer transaction fee is shown on the property's listing page, in the bid box and in the purchase documents. Registration doesn't list a percentage, so check the listing for each property you're bidding on.

Why is the fee different on some properties?
Select sellers and properties have a different fee structure. Whatever the fee is, it's set before the auction goes live and disclosed on the listing page, in the auction terms and in the purchase agreement.

Can the fee change after I register?
No. The buyer transaction fee is fixed once the property is listed for auction.

Is there a maximum fee?
Some properties have a maximum fee. If one applies, it's shown in that property's auction terms.

How should I factor the fee into my bid?
Underwrite to your all-in cost, including the buyer transaction fee, then bid to that number. For example:
- $2,000,000 winning bid at 3%: $60,000 fee, $2,060,000 total purchase price
- $2,000,000 winning bid at 5%: $100,000 fee, $2,100,000 total purchase price
- $500,000 winning bid at 3%: 3% is $15,000, so the $20,000 minimum applies, for a $520,000 total purchase price

I'm already bidding on a property. Does this affect me?
No. The fee disclosed on that listing is the fee that applies.

Does anything else about buying at auction change?
No. Registration and qualification, upfront due diligence, the bidding experience and the closing timeline all stay the same.
